How Do I Maintain My Rental Property?

How Do I Request Maintenance?

You can request maintenance by logging into the tenant portal. We will keep you updated on the status of the maintenance request and will be in contact for any scheduling purposes. You can also call our office or send an email, if you have a question or need immediate assistance. It is best not to leave messages on the agent’s cell phone, as the response may be delayed.

I Have A Maintenance Emergency

You can reach us seven (7) days a week by phone for any maintenance emergency you may have. You should be prepared to know the location of electric, gas and/or water shutoffs to prevent property damage until a service provider can respond.

How Do I Turn On The Utilities?

You will receive a document that will give all of the information needed to set up the utilities in your name as of the move in date.

Do I Need Renter's Insurance?

Renter’s insurance to cover any damage caused by you to the rental property and your possessions is required for all single family homes and most multifamily. Ask your agent for further information.

When Is My Rent Due?

Your rent is always due on the first of the month and is late if not paid by the third day.

What Forms Of Payment Do You Accept?

We accept all forms of payments except cash. Please use our pay online option for quick processing of your rent. Click here to pay online.

Do I Need Approval To Paint?

Yes, all alterations to your rental unit will need to be approved by the owner. Please contact us for details.

My Lease Is Up. Do I Need To Give Notice?

Yes, you will need to give written notice per your lease agreement, which is generally at least 30 days.

Can I Move Out Early?

If you need to move out early, the full amount of the rent is still due until the end date of your rental agreement, or occupancy by another tenant, whichever comes first. If you are in a lease, there will be a lease termination fee, which is detailed in the lease agreement.

How Do I Get My Full Security Deposit Back?

The rental unit must be returned in the same condition as received, except for normal wear and tear. You will receive detailed cleaning instructions at the beginning and end of your tenancy. You will have the opportunity to have a pre-inspection, prior to your moving out. If any repairs and/or cleaning are necessary after you have vacated the property, the charges will be deducted from the security deposit. Please refer to your rental agreement for additional details.

When Can I Expect My Security Deposit?

Your security deposit disposition will be done within 21 calendar days after you have officially vacated the unit, by turning over all keys and openers to the agent.

How And When Can I View A Rental?

You can view photos of all available properties on our site. If you would like us to show you a rental, please contact us via email or phone. We can show a property generally within 24 hours, seven (7) days a week.

How Do I Apply?

We offer an online rental application service. Click here to fill out and submit online. Every person over the age of 18 years old who will live on the property will need to submit a rental application. We require that all applicants view the property before submitting an application. The agent showing you the property will also have applications available.

Is There An Application Fee?

Our fee per applicant is $35.00.

How Long Does The Process Take?

We turn rental applications around very quickly. On average, we will have feedback on your rental application within 2-3 business days.

How Much Is The Pet Deposit?

The pet policy and additional deposit is determined by the property owner. Please check with an agent for further information.

Where Are Your Rental Properties Located?

We manage rental properties in El Dorado Hills, Folsom, Roseville, Sacramento, Cameron Park, Rescue, Placerville, Rancho Cordova, Granite Bay, Rocklin, Citrus Heights, Gold River, Fair Oaks, Orangevale, Carmichael, Diamond Springs, El Dorado, Camino, Pollock Pines, Elk Grove, Natomas, Rancho Murieta, and other areas of El Dorado, Placer, and Sacramento Counties.

What Is The Typical Lease Period?

The typical lease period is twelve (12) months. Renewals are available subject to owner approval. Some multifamily properties allow month to month agreements.

Are Any Utilities Included In The Rent?

Water, sewer and trash may be included for multifamily properties. Most single family homes require the tenant to pay all utilities. Please refer to the specific listing on our website for further information.

My Application Is Approved. Now What?

You will be asked to pay a holding deposit in the amount of the security deposit to hold the property for you, until your move in date. This will be applied to your move in costs. You will also receive the lease to sign, as well as information about utilities, etc. Utilities will need to be transferred into your name effective as of your move in date.

Can I Pay My Rent Online?

Yes. We accept all forms of payment except cash. Please utilize our pay online option found on our website for quick processing of your rent. Click here to pay online. If you pay from your checking account by entering the bank routing and account number, there is no fee. If you use a debit or credit card, a 3% fee is charged by our processor.

When Is The Rental Ready For Move-In?

You can find the rental availability date information for every listing on our site. The availability of the rental properties will vary.
